234 MARGUERITA
APARTMENT
The South Marguerita Avenue Urban Infill Project is a visionary endeavor aimed at blending contemporary architectural innovation with the rich traditional styles of the existing neighborhood. The proposed 15,995 SF, 20- unit multi- family apartment development spans two adjoining parcels, featuring three separate buildings. This project includes surface parking, open spaces, common use amenities, landscaping, and a central courtyard. It respects existing neighborhood’s Craftsman style while introducing a transitional architectural flair by utilizing today’s available materials & technologies to give this street a fresh enhanced look.
The project is strategically situated between South Marguerita Avenue and South Curtis Avenue on two separate lots. The two west buildings are physically connected by a second- floor shared deck that is open to the sky and accessible via two exterior stairs. This design not only enhances the visual connectivity between the buildings but also promotes community interaction.
A primary shared entranceway for the two physically connected buildings facing South Marguerita Avenue leads to a common space through a covered passage, potentially adorned with a trellis. The use of different materials to transition between planes creates movement and establishes distinct programs within the project. Authentic materials such as wood and stone with natural finishes add to the development’s aesthetic and structural integrity.
Split buildings to create communal space.
Interconnect with sky- deck.
Blend in with surrounding neighborhood.
The courtyard stair is reimagined as a central component of the urban pattern, designed to encourage human activity and interaction. This feature is more than just a functional element; it is envisioned as a gathering place, with steps that lead to a larger landing area. This space will foster community engagement and become a lively hub within the development.
Every aspect of the South Marguerita Avenue Redevelopment Project reflects our commitment to enhancing living and functional conditions while preserving historical roots. This harmonious antithesis highlights the value of our past and culture while embracing contemporary design principles. The project stands as a testament to our ability to honor tradition while innovatively shaping the future.
