Hong Tian Office Building Renovation

The renovation embraces the concept of collision, merging elements of the past with those of the future, dark with bright, rigidity with fluidity, and roughness with smoothness. The existing rigid grid structure of the building is retained as the base, while bright color curves are added to contrast with the raw concrete. Colored perforated metal with integrated lighting highlights key connecting areas such as the entrance (transition from private to public) and the elevator (transition from horizontal to vertical).
Design Concept: Collision of Past and Future
This renovation project aims to transform an uncompleted five-story building in Guangzhou's Dashi District into a modern, vibrant office space. The old building, which has been unoccupied for over ten years, is in poor condition with broken window frames and peeling raw concrete. Located in the heart of Dashi District, only a part of its façade is visible from the main street at specific angles. To ensure the building stands out, bright colors are used to highlight these visible angles, making it impossible for passersby to miss.
Ground Floor: Dynamic and Flexible Space
The lobby level includes a reception area, rental shops, shared office space, and a large open lounge area featuring a five-story high LED screen. This flexible space is designed to host large gatherings, events, pop-up shops, and temporary exhibitions showcasing local artists. The ground floor serves as the building's dynamic hub, inviting the community and fostering a lively atmosphere. The open lounge area, with its expansive LED screen, can be reconfigured to support a variety of functions, making it an adaptable and versatile space.
The mezzanine level is left completely open to accommodate future office renters, providing flexibility for various potential uses. This space offers the opportunity for new tenants to customize the layout to suit their specific needs, ensuring that the building can evolve with the changing demands of its occupants. It serves as a blank canvas, ready to be transformed into a vibrant workspace or additional communal area.
Mezzanine Level: Future Flexibility
Second Level: Modern Chinese Style
The second level is designed for an architecture firm with a modern Chinese style. The space reflects a sense of harmony, featuring intricate decorations mixed with beige micro cement and wood textures. The program includes office space, storage, a break room for multiple departments, and a flexible meeting room that can transform from one large meeting space into three smaller ones. This level seamlessly blends traditional Chinese aesthetics with contemporary design, creating a serene yet functional environment that promotes creativity and collaboration.
The third level caters to a young tech firm with a modern industrial style, using black and gray micro cement, wood, and stainless steel. The program includes a large open workspace, a beverage bar, a rest area for naps or yoga, meeting rooms, a display/board game room, a photography room, and a small modeling/fabrication shop. The idea is to create a minimalist design that fosters innovation and productivity. This floor is designed to support a dynamic and energetic work culture, offering various amenities that encourage relaxation and social interaction alongside focused work.
Third Level: Modern Industrial Style
Rooftop Level: Recreation and Wellness
The rooftop level is designed as a gym, featuring a climbing wall, gardening space, and a recreation area for outdoor gatherings and movie nights for employees, promoting wellness and relaxation. This space provides a sanctuary for employees to unwind, engage in physical activities, and enjoy the fresh air, enhancing their overall well-being. The rooftop serves as a multi-functional area that can host team-building activities, social events, and casual meetings in a refreshing environment.
This renovation project not only revives an old, neglected building but also creates a dynamic and flexible workspace that caters to the diverse needs of modern businesses while celebrating the contrast and harmony of different design elements. By integrating modern design principles with the building's historical context, the project aims to create a space that is both innovative and respectful of its past, ensuring its relevance and appeal for years to come.
